Tesla's first India showroom in Mumbai with ₹35L monthly

Elon Musk's electric vehicle giant, Tesla, has finalised prime showroom locations in Mumbai and Delhi, marking a significant step towards its long-anticipated entry into the Indian market.

According to sources, Tesla has leased a 3,000 sq ft showroom space in Maker Maxity, a prestigious mixed-use development in Mumbai's Bandra Kurla Complex (BKC), at an estimated monthly rent of Rs 35 lakh.

The showroom, located on the ground floor of a commercial tower within Maker Maxity, is expected to serve as a key retail outlet for Tesla's expansion in India. The lease agreement reportedly includes provisions for dedicated parking spaces to accommodate Tesla vehicles.

BKC is regarded as India's most expensive commercial real estate district, and industry sources suggest that this may be the highest showroom rental transaction recorded in the automotive sector to date. Variaous publication has reached out to Maker Maxity for confirmation, and updates will follow as more information emerges.

Delhi showroom in Aerocity

In addition to its Mumbai showroom, Tesla has secured a 4,000 sq ft space in Delhi's Aerocity, a high-end commercial zone near Indira Gandhi International Airport (IGI). Sources indicate that the lease, signed for a Brookfield-owned property, is set at Rs 25 lakh per month.

Tesla's decision to establish its presence in Aerocity aligns with the area’s reputation as a premium business and retail hub, strategically positioned near the capital’s key transit points. As with the Mumbai agreement, news agencies has not obtained a copy of the lease document, and Brookfield Properties has not yet responded to requests for confirmation.

Brookfield’s real estate developments

The Aerocity showroom location falls under Brookfield India's extensive real estate portfolio. In April 2023, Bharti Enterprises Limited (BEL) transferred its 51 per cent stake in Rostrum Realty to Brookfield Group. Subsequently, in June 2024, BEL divested its remaining stake in Rostrum Realty to Brookfield India Real Estate Trust, a Brookfield Group-sponsored entity.

Tesla’s expansion plans in India

Tesla's finalisation of showroom leases in two of India’s biggest metro cities comes shortly after CEO Elon Musk met with Prime Minister Narendra Modi in the United States. Their discussions covered various topics, including space, mobility, and technological collaborations.

Reports suggest that Tesla has been scouting for showroom locations in India since late 2023, having previously paused its market entry plans in 2022. The company is now gearing up to tap into India’s growing demand for electric vehicles, positioning itself in the world’s third-largest automobile market.

In line with its expansion strategy, Tesla has also been ramping up its hiring efforts in India. The company recently posted job listings for 13 mid-level positions, including roles related to store management and customer relations.

Tesla has yet to provide an official statement regarding its showroom leases in India.
